These documents can be obtained by your realtor through the property management company in charge of the building. Please note that it can take up to 10 days to receive these documents from the property management company, so we recommend that you start this process and obtain the documents before engaging in our services. This will ensure a seamless review process.

Please be aware of your property management office and their hours of operation, as this can affect your ability to obtain documents in a timely manner.

A list of required documents can be found on your offer to purchase. The following is a list of documents that we require for your review:

  • Information or Disclosure Statement

  • Reserve Fund Study and Plan

  • Board of Director Meeting Minutes (12 months)

  • AGM Meeting Minutes

  • Current Year Budget

  • Current Month End Balance Sheet

  • Year End Audited of Unaudited Financial Statement

  • MLS Sheet & Property Title

  • Management Agreement

  • Certificate of Insurance

  • Bylaws (registered with Alberta Land Titles)

  • Copy of the Registered Plan

  • Copy of the Condominium Additional Plan Sheet Certificate (CADS)

  • Additional Rules & Policies

  • Standard Insurable Unit Description (SIUD)

  • Engineering Reports or Technical Audits

  • Post Tension Cable Report (if applicable)
